The buildings in the Parish of Gilston, the nearest landmark is The Plume and Feathers at Pye Corner, Gilston which is about half a mile from the buildings. Harlow is about 2 miles and Sawbridgeworth about 4 miles, both have mainline train stations and with very easy access to the A414 which takes you in an easterly direction towards Ongar and west to Hertford, the M11 J7 is at Harlow and the new junction 7A is between Harlow and Bishop’s Stortford.
The site comprises a farmyard with substantial range of buildings of various heights. The buildings are Grade II listed, and a copy of the listing is available from the agent. The main barn is at the rear of the courtyard and is a timber framed building, the other buildings are brick and are set under a mixture of tiled and slated roofs. There is a courtyard to the front where there is a swimming pool and an open bay barn behind an area of hardstanding for parking.
Plans are available which show detailed measurements of each of the barns and there are also artist impressions of the building’s elevations.
The farmyard was built in conjunction with Channocks Farmhouse, the Victorian farmhouse, which is on the other side of the lane and is available for sale and is in the same ownership as the barns. It’s a former farmyard complex made surplus to agricultural needs in the 1970’s.
The current owners, who has been in occupation for over 45 years, and have used the barns for recreational purposes in conjunction with the house. For over 30 years four studio units and one of the main barns have been leased out on commercial leases, all of which have now expired, and the rest of the buildings have been used as annexes to Channocks Farmhouse, The planning consent was originally Class B which has now been merged into Class E and covers premises where activities can occur in residential areas without causing detriment to properties in the local area. It includes offices, research and development (R & D) and light industrial processes.
The purchase of the barns (subject to the relevant consents) provides an opportunity to secure a range of substantial buildings that could be used for commercial or residential use, subject to the relevant consents.
AGENT’S NOTE: The farmhouse is on the market and available to purchase. There is a preference of selling the farmhouse and the farmyard together.
