With Right to Rent Checks (Immigration Act 2015), the provision of the Government's "How to Rent Guide", EPCs, Gas Safety Certificates and full details of any fees or charges being just a few of the requirements before the tenancy has even started.

2. APPLICANTS

We maintain a register of applicants who we will contact as soon as a property becomes available to rent and minimise void periods.

3. ADVERTISING

We advertise your property to let on Rightmove, OnTheMarket and our own website www.mullucks.co.uk.

4. REFERENCING

Our reference provider offers full credit checks, employers references and previous landlord checks.

5. ONE STOP SHOP

We will prepare the required documentation before and during the tenancy terms which is checked regularly to ensure it is up to date and compliant.

6. INVENTORY

We use qualified independent inventory clerks to record the condition of the property before and at the end of the tenancy term and carry out the check in an check out to minimise the risk of lengthy deposit dispute battles.

7. PROPERTY MAINTENANCE

We have dedicated Property Managers to undertake property visits during the tenancy terms and get to know your property and its quirks. They will ensure that the required safety checks are undertaken to keep your property and your tenants safe.

8. REPAIRS

From time to time, things do go wrong. Our Property Managers are on hand to get things dealt with as quickly and efficiently as possible. With our Tenant Repair Reporting system, tenants can contact us 24 hours a day, 7 days a week.

9. RELIABLE CONTRACTORS

Across our four sites, we maintain a bank of reliable and trusted contractors and tradesmen who can deal with any issue from cleaning, to aerials; pest control to chimney sweeping and boiler servicing to maintenance and repairs.
