Your Costs
The costs to you for renting a property are as follows:
Holding Deposit
Equivalent to one month’s rent in advance. This will hold the property for you whilst agreements are drawn up and subject to satisfactory references. This will then be deducted from monies owing prior to you moving in. This money is non-refundable should you decide not to move in or if you provide incomplete or inaccurate information on your application.
Fee for Reference Check
A small fee is payable to cover your reference check and must cleared prior to reference check proceeds. Again, this payment is non-refundable.
Security Deposit
One and a half months rent. This will need to be paid and cleared prior to you taking up your tenancy and will be held in a holding account. This money will then be returned to you at the end of your tenancy dependent upon there being a satisfactory inventory check and no outstanding liabilities on the property.
Preparation of Tenancy Agreement
These are drawn up by an independent third party, are specific to the property and take into account the latest legislation relating to the lettings market.
Preparation of Inventory
Fee dependent on size of property. This charge covers the preparation and printing of the inventory and schedule of condition. No further payment will be required at the end of the tenancy.
Paying the Rent
Payable monthly in advance. Payment to be made to our nominated account on the same day each month, according to your moving in date. Failure to pay rent on time will be a breach of your tenancy agreement and may result in legal action.
