Preparing your Property for Rent
The need for good presentation of a property cannot be underestimated. Not only will the property be easier to let, but a higher/premium rent should be achieved. It also encourages tenants to treat the property and the contents with greater respect.
Presentation Tips:
- Neutral colours are preferred by most tenants
- For furnished properties, choose good quality items and carpets/curtains that are hard wearing and easy to clean. Laminate floors are often preferred by tenants and are easier to keep clean.
- In an unfurnished property, a cooker is an absolute minimum. Fridges, freezers, washing machines and tumble dryers are beneficial but not vital. Please note that all electrical items must be safety checked and maintained throughout the tenancy.
- A modern kitchen with plenty of cupboards and work space will be a great benefit to tenants
- A good bathroom with a shower is a minimum requirement
- A good heating system with timer and thermostat is a must.
- Keep the overall look clean and uncluttered and ensure the property is professionally cleaned before each tenancy
- Ensure gardens are well maintained, eg. Grass cut, hedges and shrubs pruned according to the time of year and borders free from weeds. It is helpful to supply some garden tools so that tenants can help keep it maintained.
- Ensure garages/outbuildings are free from rubbish
